Terms
$2,150/mo rent. Security deposit $2,150. The rent includes $165/mo for water/sewer but the Tenants pay all other utilities and must set up their own PG&E account. A lease through the end of May is preferred.
Our policy is to be totally up front with potential tenants to minimize wasting anyone’s time. So, the more we know about what you want and need, the better we can tell you what will work or not work regarding the house, the Poker Flat Home Owner’s Association, and Copperopolis area. The house is in good shape, and we are looking for responsible tenants who will keep it that way, will not disturb the neighbors, and will pay the rent on time.
Credit screening will be through Tenant Screening Center and will cost $35. All adults over the age of 18 must submit an application.
One or two mature, well-behaved, house-broken dogs not over 70 lbs will be allowed with a $250 pet deposit. No puppies nor cats.
Internet service with speeds of 20/3 Mbps is available for about $110/mo. Speeds up to 200/50 Mbps are available.
The house will be professionally cleaned before occupancy, and a move-out cleaning fee will be withheld from the security deposit.
House Description
The house has three levels with entry on the top level where the kitchen, living and dining rooms, and a half-bath are located. Three bedrooms and a full bath are on the next level down (one of these bedrooms is currently used as an office). The lowest level is the master bedroom with a full bath. Two bedrooms on the second level and the master bedroom have access to decks via sliding glass doors.

The part of the upper deck where the tables and BBQ are located faces east. In the summer it is shaded from the hot late-afternoon sun and is shielded from glare off the lake. Beware of south and west facing decks as they may be too hot on summer afternoons to use until the sun goes down.

The driveway is level. The lake level drops in the winter, but the fishing remains great year around!

Lake Tulloch - Copperopolis Area
Although Copperopolis is a relatively rural area outside the various housing developments, the house is only five minutes’ drive from a good market, hardware store and Mexican restaurant at Lake Tulloch Plaza. Other restaurants and shops are nearby at Copper Cove Plaza, Copperopolis Town Square, and the Golf Club at Copper Valley (Formerly Saddle Creek Golf Resort). Jamestown is a 20 minutes’ drive, Sonora 25 minutes, and 45 minutes to Stockton or Modesto. The ski resorts of Dodge Ridge and Bear Valley are 1 hour and 1.5 hours away, respectively. Yosemite Valley, San Jose and the San Francisco Bay area are all approximately within a 2-hour drive.
